Border Creek Estates - Information for Prospective Purchasers
Border Creek Estates is a 25 acreage development within the RM of Britannia with individual lots ranging in size from 5 to 15 acres. It is unique in its proximity to the City of Lloydminster and the generous size of available parcels.
The subdivision is subject to municipal bylaws plus restrictive covenants agreed to between the Rural Municipality, Province of Saskatchewan, and the developer. Border Creek Estates is zoned HDCR - High Density Country Residential. Summary of permitted uses: (Consult RM Zoning Bylaw for further detail)
- One single family detached dwelling, minimum 1,200 sq ft. No mobile homes, duplex, apartment, or any house designed for more than one single family unit. Manufactured homes or “Ready to Move” homes are acceptable but must be placed on a permanent foundation.
- All new permanent buildings, structures and improvements must comply with a pre-determined safe building elevation specified for each lot.
- Maximum garage/shop size is 1800 sq. ft., subject to RM approval. There shall be no storage of heavy equipment unless placed within an enclosed building.
- No residence or lot may be used for a profession, trade, business, or any other commercial enterprise.
- The following utilities have been provided to each lot boundary – electricity, natural gas, telephone.
- Water and sewer systems shall strictly conform to all applicable regulations. A septic field is allowed but not a septic pump out. An independent hydrology report is available for review. Several wells are already proven within the development. As is normal with all bare land property purchases, buyers are advised to conduct their own diligence.
- A single garden shed is also permitted and may be used for storage of non-industrial yard maintenance equipment. Greenhouses permitted where used as an accessory to a residential use.
- Yards shall be set back a minimum of 7.6 metres (25 feet) from the access road. Outside storage is allowed only in a side or rear yard, and shall be screened by landscaping or vegetation so as not to be visible from a road or abutting property. Consult with the developer regarding engineering plans for proposed utility easements before placing any structure.
- Two (2) large animals, e.g. horses, are permitted per 2 hectare (5 acre) site. Animals shall not be pastured within 15 metres (50 feet) of a property line or 30 metres (100 feet) of any dwelling. Birds and small animals to be limited in numbers according to regulations.
- A development permit from the RM is required prior to commencing construction.
- All lots have been seeded to grass in late fall 2008. From the date of possession on, owners shall take reasonable steps to control weeds on their lot.
- Acreages are within the Lloydminster School District. We have been advised that bussing will be made available but buyers may wish to confirm that arrangement with their respective school boards.
- Protective services are provided by:
- Fire – RM of Britannia and Wilton.
- Emergency Medical / Ambulance – Lloydminster Emergency Care.
- Policing – RCMP rural detachment.
- Waste management – Owner responsibility. Owners may contract with private firm for waste bin, utilize the public RM site at Hillmond, or pay fee for service at Lloydminster City Dump.
- Public road maintenance – Built to RM standard for farm access. Graveled surface. 1st year is developer’s responsibility; RM thereafter.
- Driveway maintenance – owner responsibility.
- Under agreement with Saskatchewan Environment, the creek and wetlands associated with the development are designated for conservation, and not open to public use. Lots adjacent to the creek have specific restrictions on development which removes or inhibits the growth of existing trees and shrubs.

Parcel maps issued by the Information Services Corporation of Saskatchewan will be provided in lieu of individual lot surveys. Corner pins of each parcel are clearly marked on site.
