Land for Sale by Tender

The following lands located within the R.M. of Medstead, approximately 4 miles north of the village of Medstead, are offered for sale by tender, subject to the restrictions on the existing Certificates of Title, but free and clear of any mortgage encumbrances;

First:    NE 36-50-15 W3 166.72 acres.  SAMA profile 162 acres cultivated, balance aspen or  wetland.  Highway 3 frontage.  Fenced on north and east boundaries.  South boundary cleared and to be fenced in 2010.

Second:  NW 36-50-15 W3 162.22 acres.  SAMA profile 10 acres cultivated, balance aspen.  Highway 3 frontage.  Fenced on west and north boundaries.  South boundary cleared and to be fenced in 2010.

Third:  SW 36-50-15 W3 158.45 acres.  SAMA profile 92 acres cultivated, balance in aspen and established yard site.  Fenced on west and south boundaries.  1981 bungalow, 1,334 sq ft, on full basement.  Two bedrooms and two baths up.  Recent improvements include vinyl siding, windows, well and continuous pressure system.  Basement partially developed.  Barn with attached calving shed and corrals.  North boundary cleared and to be fenced in 2010.

Tenders may be accepted on separate titles and/or a combination of titles as a unit.  Please ensure your tender clearly indicates your preference.  Purchase price shall be subject to GST, when applicable.  Tenders are to be submitted in sealed envelopes accompanied by a certified cheque or bank draft made payable to "RE/MAX of Lloydminster in Trust" for 10% of the bid price, identified on the outside of the envelope as "Robb Farm Tender: and must be delivered before noon Tuesday June 01, 2010 to the offices of:

The balance of the purchase shall be paid within 45 days after acceptance of the tender and closing for possession shall occur.  If the successful tenderer does not complete the purchase after acceptance of his tender, the deposit shall be forfeited.  The highest or any tender not necessarily accepted.  The vendor reserves the right to reject any and all tenders.  Successful tenderers will be notified in writing within 7 days of the close of tenders.  Deposits from unsuccessful tenderers will be returned to them.
